US lifestyle brands entering Canada often default to a Toronto-only test, which underestimates how much Canadian shoppers concentrate at a small number of high-volume mall properties (Yorkdale, Sherway, Square One, Carrefour Laval) and overestimates how much standalone Toronto traffic compounds into a national read. The strategic problem was building a hub-and-spoke that gave the brand five Year-One stores generating credible volume rather than one flagship generating uncertain signal, while navigating Cadillac Fairview and Ivanhoe Cambridge landlord relationships, provincial sales-tax registrations across two provinces, and Bill 101 compliance for the Quebec satellite.

Execution

MOART secured the King Street flagship as hub, negotiated four mall LOIs across Cadillac Fairview and Ivanhoe Cambridge properties with anchor-rent terms specific to a multi-store package, sequenced openings at a 6-week cadence to allow each launch's lessons to feed the next build, executed Bill 101 bilingual signage and packaging for the Carrefour Laval satellite ahead of OQLF inspection, and registered HST and QST in parallel rather than sequentially.

Project Results

5 stores opened on a 6-week cadence across 22 weeks, all four mall satellites trading inside Cadillac Fairview's Top-3 quartile for their respective categories by Month 6, Bill 101 compliance approved on first OQLF review at Carrefour Laval, and the King Street hub feeding the satellite stockrooms via a same-day replenishment loop that eliminated a planned secondary DC.
